Terms & Conditions
Bookings:
a.
A
deposit of 25% (of the total cost) per week to be paid when the booking
is made.
b. The
balance of the rent must reach us 8 weeks prior to the start of your
holiday. This is when the pet charge is to be paid by.
c. If you book within 8 weeks of the start of your holiday,
the
whole of the rent is required as a condition of booking.
If we do not receive your balance by that
date we
may presume you have cancelled your booking and will seek to re let the
property. The deposit is non refundable.
Cancellations received 8 weeks prior of the
commencement of your holiday, the deposit will be lost if we are
unsuccessful in re-letting the week/s booked. If we are successful in
re-letting deposit monies will be returned less £30 per week
administration fees.
Cancellations received 8 weeks or less
before the
commencement of your holiday will be subject to the full cost of the
holiday. However we will do our best to re-let your week/s. Should we
be successful all monies for the week/s we re-let will be retuned less
an administration fee of £30 per week booked. We do recommend
you
take out holiday insurance to cover yourselves for this possible
eventuality. Please ask for a copy of a holiday insurance cancellation
plan if you require one or visit www.tpstravelinsurance.com
Occupancy and departure:
The property is offered only on the
understanding
that no more than the maximum number of people as recommended use it.
If you should wish for an extra person to stay which exceeds the number
of beds available, please contact us. We reserve the right to refuse or
curtail any booking which does not meet this requirement by numbers in
the party except with our written permission. Occupancy
is from 4pm.
In order that the properties can be
prepared for future guests we would ask that the property is cleaned
and vacated by 10 amon the morning of
departure. (All cleaning equipment and materials are
provided within each cottage).
Electricity, gas, coal, and
wood
is payable upon departure. All properties have open fires and are laid
ready for lighting. We also provide a complimentary hod of coal.
(please use fireguards provided). Additional fuel can be obtained at
cost on the farm. In 2008 it is currently £4.00 per hod of
coal
(or our ‘skip’ of wood when available at
£4,
firelighters are currently between £0.30 and £1.50
depending upon where we can source them and little sticks of wood are
between £3 to £5 depending upon size).
Liability:
No liability is accepted in respect of loss
or
damage to the client or any member of the party, their baggage, car or
contents resulting from riot, war, strikes, adverse weather conditions,
or sickness or injury or for loss or damage by a third party.
Complaints:
If it is felt that there are reasonable
grounds
for complaints about your holiday home, we must be contacted
immediately so that appropriate action can be taken. No such matters
can be dealt with after the completion of your holiday/rental period.
As we live on the farm itself you will be able to contact us easily.
Access:
The property owners, their representative
or
Agent shall be allowed access to the holiday accommodation at any
reasonable time for essential maintenance. Whenever possible this would
be by prior arrangement and we would attempt minimum disruption to
yourselves.
Cancellation by ourselves:
In the unlikely event that your holiday
accommodation becomes unavailable due to reasons beyond our control, we
will try to find alternative of similar standard. If we fail in this or
the alternative fails to meet your approval we will repay all monies in
full and we shall not be under any other liability.
Maintenance of property
Holiday tenants must agree to take good
care of their holiday home and to leave it as clean and
tidy as found upon entry of the property.
(All cleaning materials and tools are provided). This is the main
condition of the acceptance of any booking. Please report any breakages
or faults during the course of the stay so that we can ensure continual
smooth running of your stay and for future guests.
Information
Whilst every effort is made to ensure the accuracy of information given
either orally or written and all representations are made in good
faith, no such representation will create any liability on the part of
the owners.
Good housekeeping Deposit
Good housekeeping deposit are required as a
separate payment £100 only for Christmas and New Year please
from
which we reserve the right to deduct the cost of any missing inventory
items, damage, breakages or additional cleaning. The deposits are
returned a few days after departure, upon inspection within the
property. This will be posted to you. Up to now we have never had to
resort to using the deposit monies.
Pets welcome subject to prior arrangement
At Broadayne Farm UK, pets are welcome in
the
cottages by prior permission only. Please see the pets code of conduct
below. We love animals and enjoy having them around us, but
we
must be assured that:
A.
dogs are not left in the property alone;
B.
pets do not sit on beds or use other furniture;
C.
dogs are kept on a
lead and under control on and around the farm including between the car
and cottage;
D.
pets must have their own beds brought with them to use.
E.
the property
is thoroughly vacuumed to remove all pet hairs for future guests who
may be allergic. This is vitally important.
F. in the
interests of children and other guests we ask for all fouling to be
appropriately removed please.
At the time of booking intending guests
must
state the type and breed of dog/s you intend to bring on holiday. At
Broadrayne Farm UK accommodation, pets are welcome in the cottages by
arrangement. However we regret we cannot accept puppies 6mths or under,
non housetrained or incontinent dogs/cats. While it is very rare that
we refuse a booking, we reserve the right to do so should the
dog/s not be approved. As a general rule we are unable to
accept
dogs that are known to be of a dangerous nature due to children on the
farm such as Dobermans for example. Any other pets are by arrangement.
The conditions above are to ensure that
we remain good friends with you and we in turn with our neighbours and
their sheep and our livestock.
